House and permanent residence permit in Serbia

A large number of requests for advice on purchasing real estate in Serbia with the possibility of obtaining a residence permit prompted the development of this article. Since you are ready to allocate funds for the purchase of real estate, then it is worth considering all the options, and I will now describe one of them.

If you have already made your choice and are planning to buy an apartment in a multi-storey building in Belgrade or Novi Sad, are ready to spend time looking for a parking space and enjoy the joys of moving around the city, skip this material. My plans are to describe the prospects and disadvantages of a private house in the suburbs.

Suburbs and suburbs are different. This is well known to those who managed to purchase a plot of land 10 minutes from the city before the glut of cars mentioned above. In this article, I would prefer to pay attention to the suburb of Novi Sad in the Fruška Gora region, where there are very interesting hills, lush vegetation for Serbia and a peculiar microclimate. It’s not that the light converges on this place, there are other, no less attractive places, but it’s 10-15 minutes from the city, which is important when it comes to the value of the asset.

In the area that I mentioned, there are decent plots of land providing for the possibility of residential development. They don’t sell it in parts, they don’t split it up, and the reason is quite clear, they wait to give it away at once. As I mentioned in another material, the purchase of land by a foreigner without a residential building is excluded, but does not exclude the possibility of acquiring land under a Serbian legal entity established by potential landowners with Russian Federation passports. Those. Technically, a group of interested parties can form a legal entity, pool together a large plot of land, divide it into zones and develop it according to their needs. The last part of the proposal concerns a reasonable layout of the future village, with elaboration of communications, competent design, comfortable and ergonomic buildings for development using modern construction technologies. No, no, I’m not talking about an attempt to create another village for wealthy dolls. In my understanding, a house on a couple of floors with a comfortable minimum for a family of 6 people is quite what you need, and selling it if necessary will not be a problem (which can be important).

The proposed option is quite good as a second home where elderly parents and children can be accommodated. There are much more sunny days in Serbia than in St. Petersburg and Moscow, and the climate is drier.

All that's left to do is to find like-minded people, hire a lawyer, select a site and, in accordance with community standards, develop and approve a development project. If you have your own development team (architect, ovik, eom, vk), obtaining local licenses and construction permits is a matter of time and little effort.

Oh, yes, it is important to mention that upon completion of construction and receipt of applicable permits, the house with land plots is alienated in favor of the co-owners of the company, according to the procedure prescribed by law.

Ask, “who will build?”, and I have an assumption that it is feasible to assemble a group of intelligent engineers, but it is not a problem to pull-pull and recruit locally.

I have already heard arguments from the series “why such difficulties when you can buy something ready and good?!”, but I can only wish you good luck in finding your dream home in accordance with reality. What I described is for those who are ready to invest in a real product that warms their soul to use and is not a shame to sell to people.

I must convey the important thing that people are able to do together, something sensible, and if you like the idea, contact me.
